The Quickening…

The problem with having bought a house at the height of the real estate boom in 2007 while also being responsible enough to keep up with all the necessary payments is that you’re metric shit loads of cash underwater on the mortgage and no self-respecting bank wants to refinance a loan for a mortgagee who’s not teetering on the brink of foreclosure or bankruptcy. In other words, you have to be the proud owner of a “troubled asset” to qualify for many of the refinance options available. Alternately for a standard refinance through most conventional avenues, you’ve got to owe less than 80% of the value of the property. Without delving too deeply into my finances, I’ll go ahead quickenand say I owe way, way more than 80% of the home’s current market value. Because I played by the rules of the game, didn’t skip payments, and avoided becoming a general deadbeat, my options had mostly winnowed down to one: Sit down, shut up, and take it like a man.

While sitting at home on a snowy weekday, I saw a commercial for Quicken’s brand of mortgages. I don’t remember what I was trying to avoid doing, but whatever it was made spending time on the phone with another bank that was probably going to tell me no seem like a good idea by comparison. Surprisingly, a couple of phone calls, a few emails, and a dozen uploaded documents later, I’d locked in a rate and was preliminary approval on a refinance that decreased the life of the loan and lowered by interest rate (and monthly payment) significantly.

The whole process went from first contact to closing in just a hair over 30 days. That’s not bad for something any number of the large national lenders told me simply couldn’t be done. I’m not getting a dime for shilling for Quicken Loans based in this post. I’m doing it because I had a first class experience with them and realize that some of you might just be in the same boat I was. If that’s you, it’s well worth your time to give them a call and see if they can work some financial black magic for you too.

This would probably be a longer Christmas post if the internet connection here at the Jeffrey Tharp Historic Childhood Home, Library, and Giftshop weren’t so problematic this morning. Since it’s come down to needing to post using nothing but thumbs and a 5-inch screen I’ll simply say happy Christmas. Enjoy the day and all that comes with it.

The big game…

This past weekend was Homecoming weekend in the little part of the world where I grew up. For anyone who grew up within earshot of Cumberland, Maryland the cross-town rivalry between the city’s two high schools is the stuff of local legend. Without rhapsodizing it, the homecoming game is a big hairy deal.

I don’t hail from the mighty city of Cumberland, of course, so I’ve always watched their version of homecoming with something of a bemused look on my face. You know, in the way that people watch others who are taking something just a little too seriously. But it seems to make them happy, so no harm, no foul.

I’m not going to lie, the idea of homecoming being a big deal is a concept that eludes me. I graduated from high school in 1996, went to college, and promptly moved away. Not long after that, my alma mater, along with a few other schools, went defunct. They ceased to be. They are no more. It became a dead parrot. In its place they opened a shiny new school that presumably is better equipped to meet student needs. I say God bless. Seventeen years after graduation, it’s not exactly like I spend a lot of time pining away for my junior year locker. In fact, writing this post has accounted for more time pondering high school than I’ve spent in total since I walked across the stage to get my diploma.

I have great memories of high school. My closest friends today are the guys who were my closest friends then. I’m pretty sure that’s the kind of thing that only really happens in a small town. Maybe it’s because I moved away, but I don’t lose any sleep about what’s happening at or happened to the school I graduated from the better part of two decades ago.

Maybe homecoming is an anachronism – a throwback to a time when you graduated, stayed put, and the social life of your town revolved largely around the comings and goings of the local school. Maybe it’s different if you have kids and it does provide some kind of continuity from generation to generation. Maybe it’s different if your school is something that exists as more than an ever fading memory. That’s a lot of maybes involved in a concept I clearly don’t grasp.

I guess I’ve just never felt the need for a special weekend designated for homecoming. Whenever I’ve felt the compulsion to stroll down memory lane or stir up the ghosts of the past, I just go do it on my own accord. No parade or big game needed. Then again, crowds always make me nervous so it could just be my inner hermit talking out loud.

Landlording ain’t for wimps…

Everyone assumes that when you have rental property you’re making money. That hasn’t exactly been my overall experience, but I accept that it’s the general perception of how things work. Most of the time, the cash flow from the condo in St. Mary’s offsets the giant sucking sound that is the negative cash flow coming out of Memphis. Between the two, I come fairly close to breaking even more months than I don’t. Of course then we have the occasional singularity in which both the condo and the house are sitting vacant at the same time.

That moment you realize it’s about to happen is probably one of the few times in life you’re ever going to seriously consider becoming an arsonist as a valid career option. When you go from happily paying rent and breaking even on everything else to sucking wind on rent plus two mortgages, let’s just say that all the fantastic financial management lessons you’ve learned from Suze Ormond or Dave Ramsey go right the hell out the window. The only thing that matters at that point is how fast you can bring cash in the front door and how fast you can shovel it out the back. It’s not so much a case of planning as it is an exercise in crisis management and triage.

Fortunately, the two leases almost never expire at the same time, but when they do you’d better believe that you’re about to get a serious lesson in why landlording ain’t for wimps.

Rent me…

One of the really problematic bits of no career being able to keep my attention for more than two or three years is the resulting tendency towards collecting former addresses. As part of my collection, two of these addresses are more than just memories since I’m still nominally responsible for their care, maintenance, and upkeep. I wish I could tell you that being a small time land baron is a profitable endeavor, but as anyone who’s ever done it will probably confirm, most years you’re lucky if you break even.

Which is what leads to posts like this one…

Surprise…

I haven’t lived in Western Maryland since the summer I graduated from college… Almost eight years ago now. For the first time in those eight years when it was time to leave, I found myself searching for a reason to stay. I don’t know exactly how to describe it, really. Intellectually, I know there is no practical reason for me to live there. I certainly can’t work and since no work means no money, that’s an obvious non-starter. Yet somehow, the home of my youth calls me. I know it was just a passing fancy, but still, something that caught me by surprise simply because it was so unusual.

Just me?

At just shy of the 35 year mark I’m starting to wonder if there’s ever a time when you can sit down in the house where you grew up and not be crammed into the 16-year-old-who-just-got-his-license role. Being pretty well along in life and having done ok in the job and education lottery, it makes for some tense moments and awkward silences. Or maybe it’s just me.

Posts…

There have been a couple of events competing for my attention this last week and as you’ve seen, my posts have slowed to a bare trickle. In an effort to condense three or four posts into one, here’s the update:

1. Fence posts were set this morning… Woohoo!

2. Memphis is getting its ass kicked all over the place by tornados tonight… It’s the middle of winter. Weird.

3. It’s Super Tuesday… Being something of a political nut, I’m totally engrossed.

4. And finally, I have two weeks left as a grad student and am in the middle of drafting my final paper… Most of my time dedicated to writing for the last week or two and from now through the middle of the month will go towards churning out a monster paper covering topics I don’t care so much about.

So that’s it in a nutshell, my friends. I know I’ve been promising for a while, but once things settle out, I’ll get back to the serious business of blogging on more of a full time basis.

The spirit…

Tis the season to be meh. Honestly, if it weren’t for the calendar in Outlook and the sparkly Rudolph blinking happily on the neighbor’s lawn, I wouldn’t have any real idea it’s less than two weeks until Christmas. I have exactly one present purchased, which means this Saturday is probably going to involve the painful ordeal of going to a mall of some sort. On the flip side, I’m ridiculously excited about being off for 9 straight days and spending a big chunk of those banging around Allegany County. I’m insanely happy that this Christmas isn’t going to involve a 16 hour drive to get anywhere. So yeah, while Christmas spirit and holiday joy isn’t exactly twinkling inside me, but I’ve been doing this long enough now to be damned appreciative for the perks that come with it. After the last five years of Tennessee exile, I’ve come to think of Cecil County unblinkingly as home… But getting to spend some time at the real thing is definitely going to make the holiday for me.

Summer nights…

I’ve said it before and it’s still true… Sometimes all you need to do is get a nose full of a particular smell to have a train load of memories smack you in the back of the head. In all my travels I’ve never found anyplace that has the exact scent of the back yard of the house where I grew up. It sets in around early evening and will be even stronger later when the dew settles on everything. It’s a mixture of deep woods and damp earth, pine and something I can’t quite identify but know entirely by heart. As far as I can tell, it’s a smell that only happens on this spot. For all I know it’s a smell that only happens for me.

I’m settling in for a night of tales from the old days with one of my closest buddies. There’s a fair chance that more than one frosty cool beverage will be involved. Summer days were made for nights like this. Cheers!
