I signed the contract for my bathroom renovation back in September. A few days before Christmas I got an email from the contractor stating that all supplies are backlogged, half the employees are out with the Great Plague, and every project they have is running way, way behind. Here we are in May, five months hence, and I’ve finally talked to the company’s operations manager and have a tentative start date plugged into the calendar towards the end of the month. At long last, there’s a mark on the wall.
Look, I’ve loathed the master bathroom in this house since the first time I saw the place. I almost took a pass on the house because of it. The giant tub and no shower made it mostly dead space to me. For the last seven years it has been serving as a glorified hallway where I kept the cat’s food and litter box and that I have to walk through to get to the master closet. Aside from the very big windows facing the woods and excellent natural lighting, it has no redeeming qualities at all. The room is cold as blue hell in the winter and for reasons I’ve never managed to figure out, has no particular aesthetic at all. It’s as if the original owners realized three days before they finished construction that they needed a master bathroom and scrounged up whatever parts and pieces they could on short notice.
I’m not saying this new bathroom is going to be particularly beautiful, but it’s damned well going to be functional. I’m cautiously optimistic that the designer (probably) didn’t let me get the overall look and feel too far out of whack. I mean it all looks good enough on the renderings, but there’s no way of telling what it’s really going to look like until it’s all there live and in person… which now looks like it’ll be sooner rather than later.
My fingers are firmly crossed in hopes that I haven’t spent tens of thousands of dollars on something I’ll hate once it’s all thrown together… Though the simple fact that I won’t have to schlep down the hall to shit, shower, and shave every morning will go a long way in making it a favorable outcome. Being able to do it all with toasty warm floor tiles will probably seal the deal regardless of appearance… and then I can rack and stack the list again and see what project is next.

Sometimes good things happen…
I went to the office today. That’s rarely the start of a good news story. As often as not, it’s the lead off line to some mind bending bureaucratic asshattery that’s driven my blood pressure up by 20 or 30 points. Plenty of that happened today, of course, but that’s not what I’m choosing to focus on today – lest anyone begin to think that I don’t see a bright side to anything.
The good part of having been in the office today was that I missed all four hours of landscape contractors attacking the front of my house. Instead of watching, obsessively, through the front window, I returned home to sleek edges, four cubic yards of fresh mulch already spread, and bushes trimmed.
In short, I got to miss all of the work and now get to enjoy all of the benefits. There’s the small matter of the $800 dollar check I still need to cut, but I’m choosing not to think about that at the moment. For now I’ll be happy that at least the front side of the house is properly ready for spring and that I didn’t completely destroy my back to make it so.
As it turns out, sometimes good things do happen while you’re at the office.
A dream of spring…
As the days lengthen, the household is beginning to shake itself loose from four months of winter inaction and beginning to lay out the list of things that need done as spring arrives.
This week, I’ve got a repair scheduled for a garage door that’s badly needed adjustment for months. I’ve also made calls to get the yearly generator service put on the books and to get a date for the spring mulching, two other annual expenses I’m perfectly happy to incur. Sure, I could do both of those things myself, but once I figure in the value of my own time (and half a dozen trips to Lowe’s), letting the professionals handle it in 1/3 of the time just makes sense.
Still to come projects are having the windows recalked and the angle iron lintels and a few other bits of trim scraped and repainted. I’ll farm those out too. I’m too old and too fat to fall off ladders. Heading out to pick up a new battery for the lawn tractor is at least one item on the list I’m competent to manage without direct supervision. Judging by how green some parts of the yard have started looking, we’re nearly to the time of year where being able to cut and trim is important. That also means “summarizing” the snowblower and de-winterizing my venerable Echo string trimmer. By the time that gets done and the garage is reset for warm weather operations, it’ll be time to clear off a winter’s worth of grime from the back porch and get the planters ready for a bit of color.
That leaves the wildcard… the master bathroom renovation that I expected to start around the end of January is still pending. There was a 16-week lead time just for the damned vanity, but now we’re past the half-year mark from the date I signed off on the final plan. With a third of the price already paid out to purchase supplies, I feel like I’ve been reasonably patient to this point, but now I just want to get things started so it might actually end someday… though I’ll admit the heated floor felt like a much more reasonable expense in the fall than it does with summer just over the horizon.
I just made my bi-weekly call to the contractor to check in and remind them I’m still here. I’m not sure it does any good, but it makes me feel slightly better in hoping I won’t be marking a one-year anniversary of starting the design/build process before demo even starts… though I won’t pretend that it’s outside the realm of what’s possible at this point.
It turns out any house can be a money pit if you’re obsessive enough about things being just so.
The closet…
My master bathroom contractor called right before Christmas to let me know they had filed all the paperwork with the county to apply for the necessary permits. I’m glad to see some forward motion on this project. I’ve lived with it for seven years so I’m not really impatient, but now that I’ve started spending real money, I’d just like to get it over with.
While I had some unallocated free time, before succumbing to whatever crud laid me temporarily low, I decided to start clearing out the linen closet and master closet attached to the master bath. The linen closet is going away completely and my closet is losing a foot to give me enough width in the shower to never worry about banging a shoulder or elbow. It’s a lot of shower, but it feels fitting to replace the enormous bathtub that’s occupied the room, unused, all this time.
It felt like a real inconvenience at the time, but I’m beginning to see the value of moving every couple of years. It forced me to clear out the proverbial dead wood periodically instead of paying to haul it across the country. Having no such forcing function over the last seven years, things have… accumulated. This place is twice the size of the old Memphis house and even so, storage is beginning to feel constrained. It could be time for a general purge… or hiring another contractor to give me some climate-controlled storage in the basement.
Last week, the contractor let me know that some of his team tested positive and others were exposed to the Great Plague. The translation of that, I assume, is that all previous schedules are in the wind. I expected this project would be underway in January. Now, perhaps, it’s a dream of spring… though delaying the time when I’ll have complete strangers trapsing through the house on a regular basis doesn’t bother me at all just now.
In any case, mucking everything out of my closet is now feeling very premature.
A 90% solution…
Since moving into this house, I’ve spent a decent amount of time pondering home automation, or more specifically how the home’s systems can work for me rather than me working for them. Some things are fairly straight forward – like heating and cooling. Even there, though, I’m using my fancy wifi-enabled, sensing thermostat as a simple programmable controller. It turns out the location of my thermostat in the main hallway didn’t get enough passing traffic for the thing to ever get a proper sense of when I’m home versus when I’m not. It also never really grasped my version of what constitutes a comfortable indoor temperature. It ended up being more useful to build my preferences directly into the program and then lock it in rather than hope the smart system would smarten up. My phone gives me a reminder on Sunday evenings to tweak the plan to account for planned schedule changes in the week ahead. The trend leaders would roll their eyes at this version of “automation,” but it works for me.
Lighting is the other bit of the puzzle that I’ve opted to keep dead easy basic. The new automated lighting systems can let you manage “scenes” throughout the house. It looks slick as hell on HGTV or YouTube. It’s also a thousand miles beyond what I need my lights to do. My favor of simplicity is driven by a single factor – I’m fanatically committed to my routine. That means most of my needs are met by old fashioned mechanical timers rather than connected fixtures. It doesn’t cover a few things like the task lighting in the kitchen or the overhead lights in the bathroom, but overall lights start turning on five or ten minutes before I get out of bed in the morning and then proceed, switching on and off room by room, as I go though the day. True automation, would gain me the ability to fine tune things a bit – and control light sources other than lamps – but I can’t see how that additional utility would be worth the cost of making the transition.
When it comes down to it, I don’t generally need fully connected, internet of things home automation. I’ve survived 43 years of my toaster not talking to my refrigerator and I don’t see much gain for enabling them to do so… and I’m old enough to be absolutely horrified at the thought of my front door lock being controlled from somewhere in the cloud. Maybe if I get the chance to build a last and final house, I’ll bring in more automation – things that make sense when built in from the ground up. For now, I’m leaning hard into my routine – and accepting the 90% solution priced out at $25 opposed to an “automation” solution that could easily have run to the thousands of dollars. I might never have a properly automated home, but I’ll have one that operates “just so,” and that feels like the real goal here.
Downstream consequences…
I’m not a well driller, but I know just enough theory to realize that last week’s tinkering around inside the well casing was going to disturb the water column and kick up all manner of detritus. The professionals who raised the pump height and installed the new filter system warned me that it would take at least a day for that to clear up. Likewise, even after flushing the system, it would take a bit of time for any sediment (and ants) already in the system to work their way out. I tried not to dwell on some parts of that discussion too much.
For obvious reasons, I don’t use water like the “average” household, so I mentally allowed a few more days than their estimate. Sure enough, on the third day water from the tap was running crystal clear and free of bits and pieces. it’s a huge step in the right direction.
Whatever’s left of the colony after my application of large amounts of boiling water still needs to be addressed. For now, though, the new and improved shields are holding and I’ve bought a bit of time to find the right solution versus the quick one. The well guy’s advice to “just soak the whole thing in ant killer” doesn’t necessarily feel like the right course of action here. I mean I’m sure it would kill the ants, but it feels like he may not have been giving enough thought to the downstream consequences.
Water stuff…
If you’ve been keeping up with the raft of home improvement and repair projects I seem to have running at the moment, today was all about water.
The well intake got raised up about five feet, which should, theoretically, mean that it will no longer periodically draw in silt. That will hopefully address the occasional experience of ending up with a sink full of beach sand. Given the other major maintenance projects that the old codger I bought the place from had deferred, I suppose needing to tinker with the well for likely the first time in its 21 years isn’t awful.
Next, the household water supply has gone from single stage spin down sediment filter to a two-stage system that should be more than a match for anything down to 5-microns. If that doesn’t get the job done, we’ve left room to add a 3rd stage at the single micron level or even a reverse osmosis filter if I get really tired of screwing around.
My water, aside from sediment, and more recently, ants and ant parts, tests mercifully clear from other contaminants… the really advanced options are something I’m really hoping to avoid. Given how many times this short post has words like “should” or “hopefully” appearing, though, I’m mentally preparing myself to take things all the way. After all the jiggering and jostling, I’m going to give the water column a few days to settle before making any further judgments.
After this, it’s on to appliance delivery and driveway repair. As always, I suspect whoever coined the phrase “the joy of home ownership” never, in fact, owned a home.
Top load or: The old fashioned way…
Six years ago when I bought the current homestead, it came with a Bosch front loading washing machine. It’s quite a piece of kit. It’s got approximately 40 buttons on it and about 3700 different settings for getting your clothes just the right kind of clean (I guess). Honestly, I never loved it. Two hour wash cycles and having to let the door hang open for days after a load of laundry in order to avoid the stench of mold and mildew kind of turned me off of the whole front load concept.
Its replacement should be here in about a week. It’s a standard top loader from Whirlpool. Aside from the various rounded edges, it looks like home washing machines have looked in America for decades. No glass top, three or four knobs controlling maybe a dozen settings, and one button. My only concession to modernity was opting for the slightly more efficient impeller model versus a true agitator.
It’s not the kind of machine that turns the laundry room into a showplace, but it’s exactly what I wanted. I’m not the kind of person who wants to spend a lot of time tweaking settings on wash day. I want to dump in some detergent, pick hot or cold water, and push the start button… the same way I’ve been washing laundry my entire life, with the exception of the last six years when I was left to deal with someone else’s front loading ideal.
Plus, my nice middle of the road top loader still ended up costing less than the estimated repair on the ailing Bosch. I consider it a win both for personal preference and value for money.
Paper check…
It took me an embarrassingly long time to figure out where my checkbook was this morning. Once upon a time, its assigned spot was laying right in the place where I kept my wallet and keys. It hasn’t lived there in a decade or more. The age of paying for things by check feels like it really ought to be over. In fact, before today, I can’t remember the last time I paid for goods or services by scrawling words on a small slip of pre-printed paper. I know this to be the case, because today I used check #5, drawn on an account that I’ve had since gods know when.
As of this morning, I’ve handed over a paper check to the nice people from the company who will be renovating the master bathroom. I’m assuming it will have plenty of time to clear since none of us are anticipating a start date any time before the first of the year. The supply chain delays brought on by the Great Plague are apparently a very real thing. My delightfully hermetic life has mostly protected me from them. Seeing the months long lead time for ordering cabinetry and tile, though, yeah, my general mockery of just-in-time inventory when they first taught it to us in logistics school feels a little prescient. It’s the kind of system that seems brilliant in the good times, but is entirely based on the assumption that times will always be good. Personally, I’ll take old fashioned warehouses full of stuff and damn the carrying costs.
So, the long-deferred bathroom renovation is now one step closer to getting underway. I suppose this means that we’re all about to discover if I know anything at all about design. Given certain physical space and layout limitations, I have to think the final product will end up being better than what I’ve got currently. Now, though, I’ve got to go out and find a nice antique storage cabinet since I just savagely cut the linen closet out of the plan in favor of knocking out a wall to free up more shower space.
All that’s left now is picking out tile and lighting fixtures… and the interminable waiting. I’m sure none of those things will drive me absolutely mad.
Three days, three appointments…
It’s going to be a busy and unavoidably expensive week.
Tuesday: Should be appliance repair day. Hopefully they can tell me why the washing machine is throwing periodic errors and if it’s reasonably economical to repair. Otherwise, I’ll have to add appliance shopping to the list of things to do that I don’t want to do.
Wednesday: The bank has, at long last, funded my bathroom renovation loan. All that’s left to do is sign the paper work and hand over a ponderously large down payment for the work… and then we can get properly started in approximately 3-4 months… assuming the backlog in materials doesn’t get any worse.
Thursday: The last estimate on repairing and resurfacing the driveway… and shortly thereafter cutting another unpleasantly large check.
It’s fun that no matter when I start planning for projects they all eventually seem to tend towards a bottleneck.
Perhaps the one true up side of the parade of home repair projects over the last 18 months has been that I’ve mostly been here. Whether it’s getting estimates or needing to let people in to do the actual work, it’s all been sorted with minimal time off required. I’m very much going to miss that part when we get back to the new, new, new normal.
